Structural Design and Calculations

One of our building design services is structural design and calculations. This involves the comprehensive design of a property’s structural framework, carried out by a structural engineer based on the architectural design. Essentially, every architectural plan must be built upon a structural system, which can be concrete or steel. Structural design and calculations are critically important as they make the building resistant to earthquakes, soil subsidence, and other forces. A principled design adhering to national building codes is essential for the structural section.

Structural Design and Calculations (Phase 2)

Another of our services is Phase 2 structural design and calculations. In general, Phase 2 refers to the presentation of more detailed structural drawings. For projects with a built-up area of less than 2,000 square meters, Phase 2 drawings are not mandatory. However, they are essential for projects exceeding 2,000 square meters, where the Engineering Organization exercises direct supervision over the drawings and even the construction. For smaller projects (under 2,000 sqm), this design phase can be utilized to facilitate execution.

Architectural Plan Design

We also provide architectural plan design services. An architectural plan is essentially a construction drawing developed by an architect, tailored to the owner’s needs, the specific location, and municipal regulations, aiming for optimal functionality and aesthetic appeal. Creating an architectural plan begins with defining parking spaces, followed by locating staircases and elevators accordingly, and then initiating the interior design. Interior design comprises two sections: private spaces (such as bathrooms, bedrooms, etc.) and public spaces (like the living room, reception area, etc.). During architectural design, natural lighting must be carefully considered and optimally utilized while complying with municipal regulations, such as light-well dimensions.

Architectural Plan Design (Phase 2)

Phase 2 architectural plan design is another service we offer. Typically, a building project involves three design phases: Phase Zero, Phase One, and Phase Two. Phase Zero involves studies on climate, client needs, etc. Phase One is the initial design phase discussed earlier, after which we enter Phase Two of architectural design. The purpose of Phase 2 design is to present more detailed building information that the architect has developed so that the contractor can accurately execute the architect’s vision during construction. Phase 2 architectural plans include detailed drawings like bathroom enlargements, staircase details, door/window typologies, furniture layouts, etc., leading to better efficiency and more principled execution.

Electrical and Mechanical Installation Design

In modern life, significant efforts are made for human comfort and convenience, which is also evident in construction. Major strides in building technology advancement have primarily occurred in two areas: electrical and mechanical installations. Mechanical installations include: heating, cooling, plumbing, firefighting, pool systems, gas supply, and other elements like elevators and escalators. Electrical installations encompass lighting and power distribution, telephone, central antenna, fire alarm systems, internet networks, uninterruptible power supplies (UPS), and CCTV systems. Each plays a vital role in human comfort. The core of electrical and mechanical design is to provide the best and most practical design based on the client’s needs and relevant codes, ensuring the building is prepared for optimal comfort.

Electrical and Mechanical Installation Design (Phase 2)

Phase 2 design for electrical and mechanical installations provides detailed specifications. This enables the installation contractor to easily proceed with the project according to the drawings and using materials suggested by the designer, ensuring optimal implementation and commissioning.

Building Facade Design

The design of a building’s facade significantly impacts public perception of the project’s quality and construction, and directly influences its marketability. Furthermore, the building’s exterior represents its identity and is designed according to the designer’s taste, the owner’s preference, and the cultural context. Factors determining the beauty of a facade design include the style of adjacent buildings, the property’s location, municipal regulations, and the tastes of both the designer and the client. After the facade is designed, the plans must be submitted to the local municipality for approval.

3D Modeling

3D modeling involves creating a digital simulation of a project for a better understanding of its execution. This application provides features such as various viewing angles, day/night renders, etc., allowing the client to meticulously review all project aspects before construction and easily apply any changes that enhance the design’s beauty and functionality. Using 3D modeling, we can visualize interior spaces and details for the owner, and it is also useful for presenting the exterior facade to the municipality and contractors.

Animation Production (LUMION)

Animation production (using Lumion) provides clients with a clearer and better understanding of the project. Presented as a short film, it is useful for facilitating project explanation, pre-sales, and investment participation.
